We are: Paris De Oheya M-e
Our business address is:
Quartier Arsenal, boulevard Morland, 75004 Paris
You are: a visitor to this website and/or an applicant for the rental of our studio
By using this website to submit a reservation request, you agree to have read and understood these terms and conditions, and you agree that they form part of the process between us. If you are under the age of 18 years, you confirm that you have brought these terms and conditions to the notice of your parent or guardian, and that person is submitting the request on your behalf.
These terms and conditions apply:
1. Definitions
In this agreement:
"Applicant" means any natural person who submits a reservation request through Our Website.
"Content" means any material you send us, including through the reservation form, by email, or through any other communication channel.
"Confidential Information" means trade secrets; computer hardware, applications and software programs; financial or accounting information; tenant or applicant data and details; together with any information or material that Paris De Oheya M-e. may indicate is confidential, or which may be apparent is confidential; and our internal business processes and procedures, unless:
- that confidential information is transferred to the public domain through no fault or action of yours;
- we give you written authority to release it; or
- you are required by a legal process to disclose that information and have provided notice to us of that obligation.
"Our Website" means the website accessible via https://www.parisdeoheya.com or another designated URL, and the reservation form and any related services made available to you through it.
"Rental Contract" means the residential lease agreement for the studio, entered into separately from this website once your reservation request has been assessed and accepted.
"Terms and Conditions" means these terms and conditions and includes our Privacy Notice and Cookie Policy.
2. Our contract with you
2.1. Submitting the reservation form does not, by itself, create a Rental Contract. We acknowledge receipt of your reservation request by e-mail. Our message will confirm that your request has been received and outline the next steps.
2.2. We cannot guarantee that the studio is available for every period requested. If the studio is not available for your requested dates, we will let you know as soon as possible.
2.3. We may change these terms from time to time. The terms that apply to you are those posted here on Our Website on the day you submit your reservation request.
2.4. The actual rental terms - including duration, rent, security deposit, and the rights and obligations of landlord and tenant - are set out in the Rental Contract, not in these website terms. See section 4 below.
3. Your message and any content you send us
3.1. If you send us any content - for example a message through the reservation form, or a document by email - you warrant that it is accurate and that you have the right to share it with us.
3.2. You are responsible for the accuracy and completeness of the information you provide us, particularly any information relevant to assessing your rental application.
4. Reservation process and rental terms
4.1. This website lets you submit a reservation request. It is not an online payment or booking-and-pay platform: no rent or deposit is collected through this website.
4.2. If your request is accepted, you will sign a Rental Contract for a furnished studio ("bail meublé"), governed by French Law No. 89-462 of 6 July 1989 (as amended by Law No. 2014-366 of 24 March 2014) and Decree No. 2015-587 of 29 May 2015. The Rental Contract - not these website terms - sets out the exact rent, security deposit, dates, and any specific clauses that apply to your stay.
4.3. As a general overview of what French law provides for a furnished residential lease of this kind:
- Duration and renewal: the lease is granted for a fixed term (commonly one year, or a shorter term for an eligible student tenancy) and is tacitly renewed on the same terms if neither party gives notice.
- Tenant's notice to leave: you may terminate the lease at any time by giving one month's written notice (registered letter with acknowledgement of receipt).
- Landlord's notice to end the lease: we may decline to renew the lease at its term by giving at least three months' written notice (registered letter with acknowledgement of receipt), on the grounds the law allows - for example to recover the accommodation for personal or family occupancy, in the event of a sale, or for a serious and legitimate reason such as a breach of the Rental Contract.
- Security deposit: a security deposit is required, within the limit set by law, and is returned within one month of the return of keys if the exit inventory matches the entry inventory, or within two months if it does not (Article 22 of the Law of 6 July 1989).
- Rental guarantee: depending on your application, a guarantee may be required, provided either by a guarantor of your own or through a rental-guarantee service (such as Garantme, Studapart, Housing Anywhere, or a comparable provider).
- Charges: recoverable service charges are billed alongside rent and adjusted annually against actual costs, in line with Decree No. 87-713 of 26 August 1987.
- Agency fees, if any: where a mandated third party assists with visits, your file, or drafting the lease, the fees for those services are shared between landlord and tenant within the caps set by Article 5 of the Law of 6 July 1989 - the tenant's share can never exceed the landlord's.
- Technical diagnostics: before signing, you will receive the technical diagnostics file for the accommodation (energy performance, and where applicable asbestos, lead, environmental risk, and termite diagnostics), as required by Decree No. 2015-587 of 29 May 2015.
4.4. The figures, dates, and any custom clauses that apply to your specific stay are those stated in your individual Rental Contract, not on this website. If you have any question about the terms that would apply to you, please ask us before signing.
5. Dissatisfaction with our service
5.1. If for any reason you are not satisfied with how we have handled your reservation request or communicated with you, please contact us and tell us:
5.1.1. exactly what you think we got wrong;
5.1.2. the date, if relevant, of the issue;
5.1.3. your suggestion as to what we should do to resolve it.
5.2. To do this, please contact us at support@parisdeoheya.com. If you are already a tenant, any dispute concerning your Rental Contract is handled under the terms of that contract and applicable French law, not under this website's terms.
6. Applicable law
6.1. These terms are governed by the laws of France, and you consent to the exclusive jurisdiction of the French courts for any dispute arising out of or relating to the use of Our Website. You may notify us of a dispute by email to support@parisdeoheya.com. We may notify you via email or other electronic means.
6.2. If any of these terms is at any time held by any jurisdiction to be void, invalid or unenforceable, it shall be treated as changed or reduced only to the extent minimally necessary to bring it within the laws of that jurisdiction, and shall remain binding in that changed or reduced form. Each provision is otherwise severable and does not affect any other of these terms.

12.3. No waiver by us in exercising any right, power or provision in this agreement shall operate as a waiver of any other right or of that same right at a future time; nor shall any delay in exercise of any power or right be interpreted as a waiver.
12.4. In the event of a dispute arising out of or in connection with these terms, you agree to attempt to settle the dispute by engaging in good faith with us in a process of mediation before commencing arbitration or litigation.
12.5. We are not liable for any breach of our obligations resulting from causes beyond our reasonable control.
